Marinas and marine businesses are very unique properties; it can be very difficult to find its true value and the best and highest use. Unlike other commercial investments, the availability of like properties within an industry is a relatively good gauge of value. Marinas and marine type businesses are very distinctive and could be the only one of its kind in the area. This presents many challenges in finding the value of any given marine business. This is why somebody like me has the necessary experience to make an accurate assessment of your business.
No obligation initial business valuation
To analyze your business there is specific information needed (if this information isn't available the per forma method will be the alternative method of valuation)
1) Current profit and loss statement.
2) Current balance sheet.
3) Last three years of tax returns or equivalent
4) Inventories included in sale.
5) Property address and tax parcel number
6) Any information necessary to get an accurate net operating income figure.
